Meyer Shircore were approached by the developer to prepare a scheme for tender on a parcel of land earmarked for group housing at the Landcorp redevelopment of the former North Lake Primary School site. A structure plan was in place for the whole site with strict design guidelines for the various parcels of land.
The subject site was unique in that it had four ‘frontages’. It occupies a corner of the master site, bound by Juliet Road and Montague Way. The other two frontages face the large area of public open space, characterised by a row of mature Moreton Bay Fig Trees. The structure plan required that development be reflective of the single residential character of the existing area and for all dwellings fronted the public areas and adjacent streets to provide passive surveillance and minimise the number of vehicle access points.
The solution was to group clusters of apartments around a central parking and service area. Development was kept to two storeys along the street frontages and three storeys facing the public open space. ‘Fremantle’ red face brickwork and white render was selected to complement the palette of the surrounding neighbourhood.
